Larci 1400 “Villa-Terrace Apartments” is a resort style residential project located in the resort city of Shemshak with superb view of famous “Shemshak ski slopes” and private road.

Design Concept

Inspired by Shemshak beautiful mountains, design of Larci 1400 project defines stepped structures along the slope of the mountain. This unique design creates villa style units with large terraces making them look like series of “Villa-Terrace Apartments” on slope of the mountain with full views of the famous Shemshak ski slopes. With pollution being present most of the days of the year in Tehran, design of Larci 1400 has focused to bring home style living with all facilities to make this residence livable year around.

Architectural

Larci 1400 is one of the largest project designed and under construction by "Noghre-kar Engineers & architects". The project will be built on 28600 m2 land with total 35000 m2 gross building area (22000 m2 net area). There are 76 Villa-Terrace Apartments with net area of 265m2 for each unit. On each level, there are 4 units having each 70 m2 private terrace. In addition there are also two penthouses with net area of 720 m2 with private balconies and Terraces.

Interior Design

Larci 1400 interior follows a smooth pattern in all plans while adopting with its surrounding nature. The use of stone, tiles, and wood materials including the large double panel windows to makes the interior well adapted to the outside environment.

Shemshak is only a 45-minute drive from Tehran. It is situated to the north-east of Tehran in the Alborz mountain range. The slopes lie at an altitude of 2550m to 3050m above sea level. Shemshak is the second largest ski area in Iran.

Structural & Mechanical system

  • Larci 1400 unique structural system consists of post tensioned concrete with concreted shear walls, and bolted steel structures. The entire structural system is supported by stepped down mat foundations anchored to the ground by series of piles.
  • The heating system is a combination of floor heating system with combination of air conditioning, and electric heating systems for the terrace areas.
